Commercial Facades, Done Properly

The facade of a commercial building is a long-term investment decision; it will be there for decades, in every kind of weather, facing every kind of maintenance and budget constraint that comes with building ownership. Getting the material right at specification is far cheaper than getting it wrong.
ExoTec™ is James Hardie’s commercial facade panel, a 9mm or 12mm compressed fibre cement sheet engineered specifically for the demands of commercial and high-rise external cladding. Smooth-sanded, fully sealed on all sides, and designed around a 10mm express joint system using proprietary top-hat sections that create the clean, geometric facade lines that define contemporary commercial architecture. CodeMark certified, non-combustible and suitable for low-rise through to high-rise applications. CSP Architectural supplies the full ExoTec™ system with our in-house take-off and cutting service.

How the ExoTec™ System Works

ExoTec™ isn’t just a panel; it’s a system. The panel works in conjunction with proprietary Hardie™ top-hat sections installed vertically over the substructure. The top hats create the 10mm expressed joints between panels that give the product its characteristic geometric quality. The system can accommodate a range of joint patterns, orientations and panel configurations, including curved walls, horizontal or vertical panel runs and brick-bond layouts.
The substructure must be designed by a qualified structural engineer. For commercial applications, the top-hat sections bear directly on steel girts, masonry, concrete or framing, depending on the building type. RAB™ Board or Hardie™ Wrap Weather Barrier sits behind the cladding as a compliant water control membrane before the top hats are installed.

Why ExoTec™ for Commercial Facades

CodeMark certification

CodeMark CM40221 confirms ExoTec™ Facade Panel meets NCC requirements as a deemed-to-satisfy non-combustible cladding system, giving specifiers, certifiers and building owners the documentary evidence of compliance they need without additional fire engineering.

Fully sealed panels - less movement

All four edges of every ExoTec™ panel are sealed at the factory. This limits moisture ingress and reduces the panel expansion that can open joints and compromise the expressed-joint geometry over time, a real advantage over unsealed fibre cement used in similar applications.

Two finish paths - site or factory

ExoTec™ can be painted on site with acrylic texture coatings for project-specific colours, or factory-finished off-site in polyurethane or metallic colours for a controlled, consistent result. The factory-finish option removes a trade from the critical path and eliminates colour variation from site conditions.

Design versatility within the system

The top-hat system accommodates curved walls, vertical and horizontal panel orientations and brick-bond layouts, all within the same CodeMark-certified system. Composite facade designs mixing orientations and configurations are achievable within the documented performance envelope.

Application Contexts

Commercial office facades

The clean, geometric express-joint facade that ExoTec™ delivers is the visual language of contemporary Australian commercial architecture. Whether it’s a suburban office park or a CBD tower, ExoTec™ provides the surface quality and performance consistency that commercial owners and tenants expect over the life of the building.

Educational buildings

Universities, TAFEs and secondary schools regularly specify ExoTec™ for its durability, low maintenance requirements and the design flexibility of the express-joint system. The panel’s impact resistance is particularly relevant in education settings where facade surfaces are exposed to the inevitable contact of a busy campus.

Health and institutional facilities

Hospitals, aged care facilities and community health centres, building types where facade maintenance is a genuine operational burden. ExoTec™’s non-combustible credentials, low-maintenance surface and CodeMark certification make the compliance case straightforward for health facility approvals.

Mixed-use and retail

Ground-floor retail frontages and mixed-use developments where the building’s commercial ground plane needs to hold its appearance over years of high-exposure operation. ExoTec™’s sealed panels and factory-finish options reduce the ongoing repainting cycle that unpainted or site-painted systems require.

Frequently Asked Questions

What makes ExoTec™ different from standard James Hardie™ fibre cement sheet?
ExoTec™ is compressed fibre cement, higher density than standard FC sheet, with all four edges factory-sealed to limit moisture ingress and panel expansion. It’s designed specifically for facade applications as part of an expressed-joint system using proprietary top hats. Standard fibre cement sheet is not sealed on all edges, is less dense and does not come with a proprietary fixing system designed for commercial facade geometry. ExoTec™ also carries CodeMark certification (CM40221) as a deemed-to-satisfy non-combustible cladding system, which the standard FC sheet does not.
9mm is the standard commercial thickness, appropriate for most low-rise and high-rise commercial facade applications. 12mm is used in applications with extended spans between top-hat supports, higher wind pressure zones, or where additional surface rigidity is required for a specific fixing configuration. The structural engineer designing the substructure will confirm which thickness is appropriate for your project’s specific span, wind category and load conditions.
Yes. ExoTec™ panels can be factory-finished in polyurethane or metallic colours off-site before delivery. Factory finishing provides more consistent colour and sheen control than site painting under variable weather conditions, removes the painting trade from the on-site critical path and can reduce programme time. For large commercial projects where colour consistency across hundreds of panels is important, factory finishing is worth serious consideration.
Yes, within the system’s performance limits. The ExoTec™ fixing system accommodates curved wall profiles, panels can be installed on curved top-hat layouts to create cylindrical or radius wall forms. The minimum radius achievable depends on the panel thickness and sheet size. Contact our team or refer to the ExoTec™ installation guide for the minimum radius specifications relevant to your project.
