HardieSmart® Boundary Wall System
Fire Compliance at the Property Line, Without the Bulk
Building close to a boundary is one of the most common constraints on infill and narrow-lot residential development in established Australian suburbs, and it comes with a specific NCC obligation. Under NCC Vol. 2, Section H3D2 (formerly Section 3.7.1), external walls near an allotment boundary must maintain a Fire Resistance Level of 60/60/60 minutes. Historically, that meant thick masonry or double-layer systems eating into usable site area.

How the System Is Built
Boundary Fire Resistance and Bushfire Compliance, Together
Narrow and infill lots
Where site width is at a premium, the Boundary system's compact 102mm minimum thickness, against a standard 230mm brick veneer wall, recovers meaningful floor area across the length of the boundary wall, which on a narrow lot can be the difference between fitting the desired floor plan and not fitting it.
Bushfire-prone boundary conditions
On sites where the boundary wall also needs to satisfy AS 3959 bushfire attack level requirements, the Boundary system's BAL-FZ suitability means a single documented system addresses both the NCC's boundary fire resistance requirement and the bushfire construction requirement without needing to reconcile two separate specifications.
Renovation and retrofit projects
Where an extension or renovation creates a new boundary condition that wasn't part of the original approval, a common scenario on second-storey additions and rear extensions, the boundary system can be retrofitted after James Hardie™ cladding is already installed, simplifying what would otherwise require significant rework.
CSIRO and BRANZ assessed
Fire resistance data for the Boundary system has been assessed by the CSIRO Division of Building Construction and Engineering in accordance with AS 1530.4, giving certifiers and building surveyors independently verified performance data rather than manufacturer-only claims.
